The Assessors Office primary duty is the valuation of all real and personal property within the Town of Stoneham. Massachusetts General Law requires that all communities value all property at 100% of full and fair cash value. Each year, values are determined based off of the previous years sales data and that value is then released on the actual tax bill in late December or early January every year. Therefore, the value of your property is always a historic value and not a current market value. For Fiscal Year 2008, sales from the calendar year 2006 were used with a valuation date of January 1st, 2007.
If you feel your property has been overvalued, you may file an application for abatement. An application for abatement can obtained at the Assessors Office or through a link on the previous page. It is recommended the you review the information that our office has on record about the property for any discrepancies. The abatement process is very specific in its procedures. The taxpayer is restricted to filing an application for abatement between the day the new values are released and the due date of the first installment of the actual tax bill, which is usually February 1st. All tax payments must be made without occurring interest. This allows for approximately 30 days for the applicant to file. After the submission of an application, the Assessors Office has up to 90 days to respond.
